Completion Year: 2023
Project Overview
Comprehensive exterior renovation of a 1970s single-family home to modernize its envelope, address deferred maintenance, and improve energy efficiency. Work included replacing windows, repairing cedar siding, and painting the exterior.
Key Objectives
- Address deferred maintenance
- Enhance curb appeal
- Improve energy efficiency and indoor comfort
Scope of Work
- Developed and managed a project budget and timeline.
- Hired and coordinated a team including a carpenter, laborer, and window installers.
- Upgraded single-pane windows to triple-pane with detailed trim, including stool and apron finishes
- Replaced and hand-selected high-quality cedar siding
- Directed exterior painting to ensure durability and aesthetic appeal
Challenges and Solutions
- Bay Window Roof Redesign: Discovered wasp nests and structural flaws during demolition. Rebuilt the roof with proper overhang and fascia to meet modern standards.
- Lack of Roof Overhang: Limited ability to install a rainscreen for the siding. Worked within budget constraints by reinstalling siding in its original configuration, which had demonstrated durability over the past 50 years.
- Extreme Heat Conditions: Adjusted painting schedule to avoid peak afternoon temperatures, maintaining quality and improving working conditions.
- Material Sourcing Issues: Returned substandard cedar siding and hand-selected high-grade pieces from multiple suppliers to ensure quality.
Results
The project was completed successfully, achieving key objectives:
- Energy Efficiency: Triple-pane windows significantly reduced heat loss and improved indoor comfort.
- Curb Appeal: Improved the home’s exterior with fresh cedar siding, updated paint, and detailed trim work.
- Cost Efficiency: Stayed within budget while sourcing high-quality materials and achieving long-term savings through durable improvements.
Lessons Learned
- Sourcing uncommon materials, like high-grade cedar siding, requires flexibility in scheduling to avoid costly compromises.
- Proactive communication with trades and adjusting workflows can mitigate the impact of extreme weather conditions.
- Thorough inspections during demolition can reveal hidden issues that, when addressed early, prevent future complications.
